Contract to Close and Listing Management
Coordinate opening title with the Escrow Company and both earnest money and option money are delivered in the required timeframe based on the executed contract.
Manage Disclosures & Reports
Ensure all seller and buyer disclosures are provided and received within contract timelines.
Manage Purchase Agreements, Counters & Amendments
Review and Ensure Purchase Agreement, Amendments and Counter Offers to ensure all are fully executed with proper dates, initials and signatures along with broker information is completed.
Manage & Send All Required Buyer & Seller Documents
Email Client (seller/buyer or both) introduction letter with copy of all required reports and documents required by law. Send calendar appointments to the assigned agent for any and all appointments set on behalf of said transaction.
Media, Photos & Sign Management
Order professional photos (drone, matterport, virtual tours, etc.) and review them. Upload all pictures and virtual tours. Coordinate for sale signs being installed with an install company if using.
Order Inspections, Home Warranties & Staging
Ensure property inspections are ordered and received within the necessary option period. Submit preferred home warranty company options to client for review and have ordered. Confirm lock-box install completion and setup staging consultation. Set up showing service with all showing instructions including contact names and numbers along with showing feedback instructions.
Manage All MLS & Listing Documents
Download and review all listing documents and create any missing documents for file and send for signatures. Create a listing summary (MLS Profile Sheet) and send it to agent or client to complete and sign. Input all needed information to MLS and upload and all supplements required for said property. (Sellers Disclosure, Existing Survey and T-47, HOA Information, etc.)
Customer Relations
Ensure the seller and buyer are always kept in the loop and receive all required documents in a timely manner. Manage any other communications required to get the transaction closed within the contract closing date.
Broker Compliance
Upload all Broker required documents, disclosures and reports into the Broker portal and submit for compliance review prior to closing.
ABOUT ME
Thank you so much for allowing me to help you with your Real Estate Needs. I wanted to take this time to give you a back story on my experience!
My experience in real estate came through osmosis while sitting in my mom’s office at the title company at a very young age. As far back as I can remember I was making copies for closing packages and anything else I was told to do. Pretty sure I “worked” on half the closing transactions of Montgomery County before I ever hit Jr High. So naturally when I graduated high school I followed in my mom’s footsteps and went to work at a title company.
First, I started processing files once the transaction closed, then to processing everything up to closing and from there I became an Escrow Officer closing my own deals. I worked with every type of transaction you can think of – resale, builder accounts, foreclosure, relocation and even refinancing. This all took place in about a ten-year span.
From here I took a brief break from the title company and went to work as a Landman researching tracts of land from as far back as 1900 and before to present day. After about a year or more doing Landman work, I went back to the title company.
Before taking a break from working all together and getting the most important job of all – being a mom – I worked at a mortgage company for 6 years in the compliance department where I worked directly with appraisers and underwriting.
After having Reid, my 7-year-old, I decided to get my real estate license so I could gradually build up a client base and help bring in an income but still be flexible to be present in Reid’s life and now Rhett’s life as well, my very active and feisty 4 year old. Through Real Estate I earned my ABR Designation and also my SRS Designation.
I have now come to a new season of my life and feel that I can use all of my past experience in the real estate field by helping agents with any and all of their Real Estate Needs. I will give it my all and you will get 100%.
I didn’t just wake up and decide “Hey I think I will go into the Real Estate Industry”!
